China's two major ministries in
charge of housing development are organizing a large-scale
inspection across the country to check the implementation of
existing real estate policies, paving the way for a proper
adjustment for the next stage.
The joint inspection, carried
out by the Ministry of Housing and Urban-Rural Development
and the Ministry of Land and Resources, will focus on local
government's efforts in ensuring land supply, the
construction of economically affordable housing and the
cleaning-up of idle land parcels, according to industry

policy tightening, launched in September, local governments
will be held responsible for any negligence in the
implementation of the central government's real estate
Residential property prices in
China's 100 key cities rose 0.8 per cent last month from a
month earlier, according to the China Real Estate Index
System (CREIS).
Shenzhen stood out as the city with the highest average
property price at 24,601 yuan ($4,840) per sq m, followed by
Shanghai, Beijing, Hangzhou and Sanya, the private data
provider said.
Housing prices in the country's 10 most expensive real
estate markets rose an average of 34 per cent last month
from a year earlier, it added.
The National Bureau of Statistics' official measure of the
Chinese property market registered a 0.2-per-cent price
increase in October in month-on-month terms and an
8.6-per-cent annual increase. Reuters
capital city, saw its property prices rise 9.1% year on year
in November, 2 percentage points lower than in October,
according to the statistics released by the Beijing
Statistics Bureau yesterday.
Property prices decreased 0.2% month on month in November.
Last month, prices for new residential properties increased
14.3% year on year. Prices for commercial residential
properties jumped 15.8% from the same period of last year,
and prices for residential properties for low-income
families and price limited properties grew 1.9%. Prices for
second-hand residential properties climbed 3.9% year on year
in October, 1.1 percentage points lower than that in
September.
property prices are likely to decline by almost 20 percent
next year and the market may go through a major period of
readjustment in March or April 2011, according to a report
released on Saturday by Beijing-based Renmin University of
Prices will
be dragged down by the government's measures to cool the
property market, which have placed constraints on
developers, as well as by an adjustment of the country's
monetary policy, though the sector is not expected to suffer
a &hard landing&, according to the report.
The capital
available to developers is forecast to contract sharply in
the first quarter of next year. The situation is likely to
be exacerbated by tighter financing being available, loan
repayments being due and stricter restrictions on property
buyers, according to Liu Yuanchun, deputy head of the
university's School of Economics.
